Hard to sell our home because we didn’t upgrade the HVAC

I absolutely love how the universe has a way of kicking me in the backside for a bit of a perspective correction every once in awhile.

This week, I got one of those swift kicks over a Heating, Ventilation and A/C equipment issue.

It’s not as though I am some type of jerk. Although it can seem that way when someone is attempting to convince me of something that I just don’t really believe to be true. We have been trying to get our property in shape to put on the market. But, the two of us haven’t absolutely been all that extreme about it either. Having purchased plus sold various properties over all these years, the two of us were entirely confident that the two of us knew what the two of us were doing. This property is nearly 25 years old. We knew there would be some investment to upgrade the kitchen plus some other minor work. However, the Heating, Ventilation and A/C equipment I thought would get by. We upgraded the Heating, Ventilation and A/C equipment just about 15 years ago but it was state of the art plus the two of us committed to maintenance on a regular basis. It ran pretty much like a champ. But, as soon as the first realtor came to our property to list it, the Heating, Ventilation and A/C equipment was one of the first things on the list to go. I absolutely pushed back on that detail for sure. I thought, in the worst case scenario, I could negotiate the price if a seller absolutely pushed the Heating, Ventilation and A/C issue. The realtor pushed back plus told me that I would actually lose cash on that deal. But, being a totally stubborn person, I wanted to see how things went for myself. Well, the realtor was actually correct. There were plenty of clients who simply passed because of the Heating, Ventilation and A/C equipment. And, the only offer the two of us managed to get was contingent on us taking numerous thousands of dollars off the sale price due to the Heating, Ventilation and A/C equipment.
